In the heart of Los Alamos, excitement buzzed through the air as the Planning and Zoning Commission convened on June 11, 2025. The meeting was marked by a significant presentation from Titan Development, New Mexico's largest real estate developer, as they unveiled plans for a new multifamily housing project aimed at enhancing the community.
Josh Rogers, a partner at Titan Development, expressed the company's enthusiasm for the project, which has been in the works since 2016. "We're really excited to be here and doing our project in Los Alamos," he stated, highlighting the firm’s extensive experience in developing over 4,000 multifamily units and 9,000 single-family lots across the state.

The project aims to provide high-quality living spaces, complete with amenities such as a clubhouse, fitness center, and landscaped areas for residents to enjoy. Rogers emphasized that the design would set a new standard for cottage developments in Los Alamos, aiming to meet the community's needs and expectations.
The project will maintain a portion of the land for single-family lots, with sizes ranging from 6,000 to 35,500 square feet. The proposed zoning change from SFR 4 to SFR 5 will allow for smaller lot sizes without increasing the overall density, ensuring that the number of lots remains consistent.
Commissioner Hill inquired about the timeline for construction, to which Rogers responded that they aim to break ground by February 2026, with efforts to expedite the process. The challenge of winter construction in Los Alamos was acknowledged, but the team is committed to starting as soon as possible.
