City Council approves modifications for Adeo Mixed Use Neighborhood development project

The Meridian City Council convened on June 10, 2025, to discuss a significant development agreement modification for the Adeo Mixed Use Neighborhood, a project that aims to reshape a 69.18-acre site at the intersection of North 10 Mile and McMillan Road. This proposal includes a rezone of various land parcels to accommodate a mix of residential, commercial, and office spaces, which is expected to enhance community living and accessibility.

The council reviewed plans to rezone 11.186 acres from residential and commercial classifications to higher-density residential zones, specifically R-8 and R-15. The development will feature 270 residential lots, 44 commercial lots, and 4 office lots, along with a park and common areas designed to foster community interaction. This mixed-use approach is intended to create a balanced environment that supports both living and working spaces.

A key aspect of the proposal is the incorporation of a park that was originally part of a previous development agreement but was never formally dedicated to the local homeowners association. The new plan aims to rectify this by establishing a clear path for the park's dedication, ensuring it will be accessible to residents of the Adeo neighborhood.

The council also discussed the need for a traffic impact study (TIS) for the commercial portion of the development. This study is crucial for assessing the potential traffic implications and determining whether additional access points and traffic signals are warranted. The applicant has requested waivers for certain access points, which will be contingent upon the findings of the TIS.
