Columbus Planning Commission approves Central College Road residential development with 139 units

In a recent special meeting held by the Columbus City Council, significant discussions centered around the approval of a multimodal thoroughfare plan and a proposed residential development. The Columbus multimodal thoroughfare plan identifies Central College Road and Lee Road as essential suburban connectors, requiring 100 feet and 80 feet of right-of-way, respectively. The proposed development seeks to establish 139 single-unit detached dwellings, aligning with previously approved zoning case Z20-099 for the same location. This move reflects a shift towards accommodating single-family homes in an area previously designated for multi-family apartments.

Traffic management comments were addressed, noting that while direct sidewalk connectivity from each building was preferred, the division of traffic management did not condition their support on this aspect. The understanding is that refuse collection will be managed privately, allowing the project to move forward without additional sidewalk requirements.

During the meeting, David Hodge, the attorney representing the applicant, emphasized the history of the site, which was previously zoned for 156 apartments in 2021. He explained that the current proposal for single-family homes emerged after discussions with local developers, aiming to better meet community needs. Hodge expressed confidence in the revised site plan, which had undergone several iterations to align with city planning recommendations.

Additionally, the meeting touched on upcoming infrastructure improvements, including a scheduled reconstruction of the intersection at Central College Road, which aims to enhance signalization and overall traffic flow.
