The Navasota City Council made significant strides in urban development during their recent Planning and Zoning meeting on June 12, 2025, approving two major residential projects that promise to enhance the community's housing options.
The first item on the agenda was the final replat application and subdivision improvement agreement submitted by JCLB Investments LLC. This project aims to develop a ten-lot residential subdivision along Dev Crossing Lane and White Wing Street. The council unanimously approved the replat, which is part of Phase 2 of the Dove Crossing Planned Unit Development (PUD). All necessary public improvements for this phase have been completed, including roads and utilities. However, the developer will need to finalize the cluster mailbox area and sidewalks, which are expected to be completed within 90 days. The total cost for these outstanding items is $22,500, which the developer has opted to secure through a cash escrow agreement.

In a related discussion, the council also approved the final plat application for Hidden Hills Phase 4, submitted by Anti Development LLC. This phase will add 23 single-family residential lots along High Street, contributing to the overall Hidden Hills subdivision, which will eventually include a total of 105 lots. All infrastructure for this phase has been completed, and the council confirmed that the project aligns with existing subdivision regulations.
Additionally, the council reviewed a preliminary site plan application from Wipro Real Estate LLC for two commercial driveways at FM 3090 and State Highway 6. This project is part of a phased approach to develop a mini truck stop with fuel sales in the future. The initial focus on driveway approval indicates a strategic step towards broader commercial development in the area.
