Lake Wales officials confront new construction challenges impacting resale market

Concerns over development guidelines and their impact on Lake Wales' neighborhoods took center stage during the City Commission meeting on June 17, 2025. A passionate speaker highlighted the need for adherence to established Planned Development (PD) guidelines, which emphasize creative designs and neighborhood-friendly layouts. The speaker criticized the commission for granting numerous exceptions to developers, particularly referencing the Hunt Club project, which has resulted in less appealing developments.

The speaker warned that similar issues are emerging in other projects, urging the commission to enforce existing guidelines to foster more resident-friendly neighborhoods. They also pointed out that new construction is negatively affecting the resale market in Lake Wales, as large builders can offer lower mortgage rates, making it difficult for existing homeowners to compete.

In addition to development discussions, the meeting covered several other topics, including the approval of the consent agenda and updates on a code lien foreclosure for a dilapidated commercial property at 351 Lincoln Avenue. The city attorney is working on a redevelopment agreement to address the property’s condition without requiring city acquisition.

Assistant City Manager also announced the release of a request for qualifications for the Wells Built Hotel project and invited the public to a ribbon-cutting ceremony for Linear/Oakley Park scheduled for the following Friday.

The meeting concluded with commissioner comments, where appreciation was expressed for recent proclamations and community events, highlighting the ongoing commitment to improving Lake Wales.
