Wheat Ridge Council approves 100-acre residential project with enhanced open space allocations

Wheat Ridge City Council is moving forward with an ambitious development project that promises to reshape the community. During a study session on June 16, 2025, council members discussed a master plan that aims to create a unique residential area, emphasizing thoughtful design and community engagement.

The proposed project spans approximately 100 acres and is set to include up to 2,100 residential units, although current estimates suggest around 1,500 units will be built. This development will adhere to the city charter's density restrictions, ensuring that the community remains livable and sustainable. Councilor Ulm highlighted the importance of the Dudley alignment, which will feature single-family homes without street-side garages, promoting a distinct architectural style that departs from typical suburban designs.

A significant aspect of the project is its commitment to open space. The plan mandates 20% of the area—20 acres—to be designated as open space, which is double the requirement for other developments in Wheat Ridge. This decision reflects the council's dedication to enhancing community amenities and preserving green areas.

Concerns were raised about traffic impacts, but officials reassured residents that traffic studies conducted during the master planning process indicate that traffic levels will be equal to or less than those experienced when the hospital was operational on the site.

Additionally, the council approved a service plan for a Metropolitan District that will impose a mill levy specifically for this development. This levy will fund infrastructure and maintenance, ensuring that no general tax dollars from Wheat Ridge residents will be used for these expenses.

The council also addressed community feedback, noting that while some residents expressed disappointment regarding the amount of open space, the majority of feedback received during the planning process has been supportive. The council emphasized its commitment to listening to constituents and maintaining an inclusive democratic process, allowing for citizen referendums if necessary.
