Sunbury approves multiple residential projects including 68 lots by Pulte and 211 rentals

During the Delaware County Commissioners' meeting on June 2, 2025, significant discussions centered around ongoing and upcoming residential development projects in the region. The meeting highlighted a series of new housing initiatives aimed at addressing the growing demand for residential units in the area.

One of the key projects discussed was the development of 68 single-family lots by Pulte, located off 3 B's and a K. This project is part of a broader effort to expand housing options as the county moves into phases two and three of its development plan. Additionally, Woodland Lake, a new project by Wilcox Communities, will introduce 211 rental units, recently annexed into Sunbury, further contributing to the area's housing stock.

Other notable developments include Honey Grove, which will feature 54 single-family homes by Pulte at the intersection of Honey Grove and Wilson Road, and Northport Place, a residential hotel project in Sunbury comprising seven buildings with a total of 43 units. These projects reflect a robust growth trend in the North Star area.

The meeting also addressed infrastructure improvements, such as the Wilson Road Sewer Main Extension, which aims to enhance sewage services to the east side of the outlet mall. This extension is crucial for supporting the increasing number of residential units in the vicinity.

In addition to these developments, the commissioners reviewed the Independent Living at Old State project, which will add 22 condo units in the Walkerwood area, and the Redwood Powell Home Road phase 1 project, which will introduce 126 two-bedroom apartment units near Sawmill Parkway. Clarksall Crossing, another development, will consist of 47 single-family lots and 28 condo units.

Overall, the preliminary numbers for new housing units in May indicated a total of 86 single-family homes, with no multifamily or commercial units reported. The county is on track with its budgeted number of taps, having budgeted for 1,481 units this year, a significant increase from previous years' budgets of 800 to 900 units.

As the meeting concluded, the commissioners expressed appreciation for the updates and acknowledged the busy development landscape in Delaware County. The discussions underscored the county's commitment to meeting housing demands while ensuring necessary infrastructure improvements are in place to support this growth.
