Creekwood Village residents oppose Greenwood Homes' plan to double housing density

The Waynesboro City Planning Commission meeting on June 17, 2025, focused on a proposed subdivision modification by Greenwood Homes that has raised significant concerns among residents of Creekwood Village. Matt Johnson, a representative of the community, voiced strong opposition to the plan, which aims to convert 35 existing homes into 62 units, including 42 townhomes and villas.

Johnson emphasized that the proposed changes would nearly double the housing density in the area, fundamentally altering the character of Creekwood Village. He argued that the plan contradicts the original vision for the neighborhood, which was designed to maintain a balance of housing types and preserve its aesthetic appeal. Residents fear that the increase in housing units will lead to heightened traffic congestion, parking issues, and potential erosion problems due to land disturbance.

In addition to traffic and environmental concerns, Johnson highlighted the visual impact of the new townhomes, which would significantly change the landscape and reduce privacy for existing homeowners. He noted that the rigid structure of townhomes would obstruct views and create a more crowded environment, diminishing the neighborhood's charm.

The community's request is clear: they urge the Planning Commission to deny the proposed changes. However, if the commission decides to approve the plan, Johnson outlined two conditions: the development of a landscaping plan to provide adequate screening for existing homes and the completion of Ridgeline Drive to improve traffic flow before any construction begins.

The meeting concluded with a letter from another resident, Andrew McAuliffe, who expressed similar concerns about the impact of the proposed development on their property and the assurances they received when purchasing their home. The commission's decision on this matter will be crucial in determining the future character and density of Creekwood Village.
