Berkshire Township updates demographic profile ahead of Joint Recreation District vote

During a recent meeting of the Sunbury City Council, discussions centered on the demographics and housing trends within the Eastern Delaware County Joint Recreation District (JRD), highlighting the area's growth and community needs.

The updated profile from the Delaware County Regional Planning Commission revealed that Sunbury is projected to have a population of approximately 7,900 by 2025, making it the largest jurisdiction in the district, followed closely by Berkshire Township at nearly 7,500 and the village of Galena at 1,650. Notably, Sunbury boasts the youngest median age at just over 33 years, while Berkshire Township has the oldest median age at 38.

Economic indicators also show a disparity in household incomes, with Sunbury's median household income at $92,000, compared to Berkshire's $136,000. The median home values reflect this trend, with Sunbury's homes averaging around $440,000, while Berkshire's median home value is approximately $500,000.

A significant point of discussion was the demographic breakdown of the population, particularly those aged 27 to 60, which represents about 44% of the total population across the three jurisdictions. This age group, encompassing both millennials and baby boomers, is seen as a key market for participation in recreational activities offered by the JRD.

Additionally, the council noted that 33% of all housing units in Berkshire Township have been constructed since the last vote on the JRD, indicating ongoing growth and development in the area.
