Council approves Eagles Landing planned development with diverse housing options

A significant development proposal took center stage at the Troy City Council's Planning Commission meeting on June 25, 2025, as members discussed the planned development application for Eagles Landing. This ambitious project, spanning 86.88 acres on Wilson Road, aims to diversify housing options in the area, featuring a mix of single-family detached lots and innovative zero-lot-line homes.

The proposal includes 68 lots measuring 60 by 150 feet, 104 lots at 70 by 130 feet, and 39 more densely packed lots designed with zero side yard setbacks. This design approach is intended to maximize space while still adhering to community standards. The development promises to enhance local amenities, offering 17.19 acres of private open space, which is nearly double the required 10% for such subdivisions. Planned features include a basketball court, playground, clubhouse, pool, pickleball courts, and walking trails connecting to a pond.

During the meeting, the commission unanimously agreed not to hold a public hearing on the application, citing the straightforward nature of the request and its alignment with the city’s comprehensive plan for future residential use. The council members expressed confidence in the project’s compatibility with surrounding zoning districts and the overall benefits it would bring to the community.

Concerns regarding the impact of the development on local schools were raised, but officials noted that recent communications with the school board indicated sufficient capacity to accommodate the expected population growth. As Troy continues to grow—now exceeding 25,000 residents—the Eagles Landing project is poised to play a crucial role in meeting housing demands while enhancing community facilities.

The Planning Commission's positive recommendation will now move forward to the City Council for further consideration, marking a pivotal step in Troy's ongoing development strategy.
