The July 4, 2025, meeting of the San Francisco City Commission focused on the transformative redevelopment of Stonestown, a 41-acre site on the West Side of San Francisco. The meeting provided updates on the project aimed at converting the existing retail center into a vibrant town center, emphasizing housing, community benefits, and transportation improvements.
The discussion began with an overview of the project’s vision, which includes the construction of 2,900 to 3,500 new residential units, depending on the final density approved. The project aims to address the city’s housing obligation of 82,000 new units over the next eight years. Key features of the redevelopment include the addition of parks, plazas, and open spaces, as well as improved transportation connections and parking facilities.
Brookfield Properties, the project sponsor, highlighted the importance of community engagement over the past four years, which has shaped the project’s elements. The redevelopment plan includes a mix of housing types, including options for seniors and families, and aims to create a pedestrian-friendly environment with enhanced bike lanes and reduced vehicle trips.
The Office of Economic and Workforce Development (OEWD) presented the anticipated community benefits, which include the creation of new market-rate and affordable housing, a childcare facility, and a senior center. The project is expected to generate significant economic activity, creating approximately 11,500 construction jobs and 500 new retail and office jobs.
Negotiations regarding the development agreement are ongoing, with a focus on maximizing affordable housing while ensuring the project's financial feasibility. The plan aims to provide flexibility in meeting affordable housing obligations, allowing for various approaches such as inclusionary units and land dedication.
Looking ahead, the project team plans to continue community engagement throughout the fall, with the goal of seeking final project approvals from the Board of Supervisors early next year. The redevelopment of Stonestown is positioned as a critical opportunity to enhance the West Side of San Francisco, fostering community well-being and economic growth for future generations.
