Ada County considers annexation and zoning for 170 new homes on Eustic Road

Meridian City Council has taken a significant step towards expanding residential options in the area by approving a request for annexation and zoning for a 40.84-acre site located west of North Black Cat Road. The council's decision allows for the development of 170 single-family homes, aligning with the city's comprehensive plan for medium-density residential use.

The proposed development will feature an average lot size of 5,546 square feet, with a minimum of 4,600 square feet and a maximum of 9,317 square feet. The project is designed to accommodate a gross density of 4.43 units per acre, which falls within the desired range of 3 to 8 dwelling units per acre for medium-density residential areas. Although a portion of the site was initially designated for office use, the applicant indicated that the area is not suitable for such development due to the layout of surrounding roads.

The preliminary plat includes 170 buildable lots and 19 common lots, with a phasing plan that outlines six stages of development. Access to the site will be facilitated by a collector street connecting to Eustic Road, with additional stub streets planned for future connectivity. The development will also feature a 35-foot wide street buffer along Ustick Road, enhancing the entryway corridor.

In terms of community amenities, the project exceeds the minimum requirements, proposing 8.5 acres of open space—22.04% of the total area—along with various recreational facilities. These include a picnic area, a dog park, sports courts, a swimming pool, and multi-use pathways, all aimed at enhancing the quality of life for future residents.

Water service is readily available, but sewer service will need to be extended from its current location, approximately 1.1 miles away. The council's approval marks a pivotal moment for Meridian, as it seeks to meet the growing demand for housing while ensuring that community standards and amenities are upheld.
