Planning Commission approves rezoning for Riverview Hope Campus homeless shelter expansion

This change will allow for new land uses, including indoor expansions and exterior modifications for a homeless shelter.

The approval of this rezoning is particularly noteworthy as it permits the Riverview Hope Campus to construct a 1,625 square foot pavilion on an existing slab. This pavilion, designed to provide shelter from inclement weather and shade for unsheltered individuals, will be a crucial addition to the facility. The planning commission emphasized that while the indoor expansions will be allowed by right, any exterior modifications will require conditional use approval.

During the meeting, it was noted that a neighborhood meeting held on June 25 attracted no attendees, indicating a lack of opposition from nearby residents. The commission's decision to approve the rezoning was unanimous, with all eight members voting in favor. This marks a continuation of support for the Riverview Hope Campus, which has previously received approvals for expansions in 2015 and 2021.

The new zoning regulations stipulate that all new construction must utilize high-quality materials for at least 75% of each facade, and signage will be limited to monument-style designs.
