Elgin approves new 105,000 sq ft trucking facility on Mason Road

The Elgin Planning and Zoning Commission recently reviewed a significant proposal that could reshape the local industrial landscape. Fox River West Venture LLC and Fox River West 3 LLC are seeking approval for a map amendment to establish a new light industrial facility at 2563 to 2565 Mason Road. This development aims to construct a 105,170 square foot building that will serve as the new headquarters for E and O Solutions, a trucking company currently based on Tollgate Road.

The proposed facility will include a mix of commercial operations, featuring a trucking service, a motor vehicle repair shop, and ample parking for both passenger vehicles and semi-trucks. Specifically, the plan outlines 250 parking spaces for cars and 336 spaces for trucks, addressing the needs of the trucking service and ensuring efficient operations.

Located on a 20.4-acre site, the property is currently vacant and has never been developed. It is strategically positioned near major thoroughfares, just west of the intersection of Randall Road and I-90, making it an ideal location for a trucking operation. The surrounding area is already home to similar industrial and commercial developments, including a new trucking facility under construction to the north and a former corporate office building to the south.

The design of the new building is noteworthy, featuring a unique architectural style with a two-story office wing and a penthouse. The facility will also include 21 truck repair docks and loading docks, all designed to minimize visual impact from Mason Road through the use of an eight-foot privacy fence and extensive landscaping.

During the meeting, city staff highlighted that the anticipated traffic generated by this development would be significantly lower than that of a comparable light industrial building, suggesting a positive impact on local traffic conditions. The proposal is expected to create approximately 100 jobs, further contributing to the local economy.

As the Planning and Zoning Commission continues to evaluate this application, the community is watching closely, as the outcome could enhance Elgin's industrial capabilities and provide new employment opportunities for residents.
