Historic Resources Board reviews University Avenue restoration project by Thoits Brothers

The Historic Resources Board of Palo Alto convened on July 10, 2025, to discuss a significant renovation project for the historic building located at 270 University Avenue. The board received a presentation from Ken Hayes of Hayes Group Architects, representing the project’s client, Thoits Brothers. The proposed renovations aim to enhance the building's accessibility while preserving its historical integrity.

The project involves a comprehensive restoration of the building's façade, originally designed in the Art Deco style by architect Carl Wernicke in 1930. Key modifications include the removal of the existing storefront to create a recessed entryway that complies with accessibility standards. This change will not only improve access but also allow for additional seating under a new steel and glass awning.

Staff from the Historic Resources Board expressed their support for the project, confirming that it aligns with the Secretary of the Interior's standards for the treatment of historic properties. The board is expected to recommend that the project director approve the renovations based on these findings.

In addition to the façade work, the project will restore original features such as the steel sash windows and decorative cornice details. The back of the building will also undergo cleanup and restoration to remove unsightly wiring and improve the overall appearance.

The board's discussions highlighted the importance of maintaining the building's historical character while adapting it for modern use. The proposed changes are seen as a positive step towards revitalizing this historic site, ensuring it remains a vibrant part of the community.
