Mineola Council reviews mixed-use building proposal near train station

The July 9, 2025, public hearing in Mineola, Nassau County, focused on a proposed mixed-use development project located on the east side of Willis Avenue, extending north from Copeley Court. The site, which encompasses just under 1.5 acres, is situated within the village's B1 and R5 zoning districts, allowing for a combination of residential and commercial uses.

The proposal includes the construction of a six-story building featuring approximately 410,000 square feet of space, with five floors dedicated to residential apartments and a first floor allocated for retail and office use. The retail component will cover around 12,000 square feet, with over 2,500 square feet designated to be deeded to the village for community purposes, likely related to the Mineola Athletic Association and local ball fields.

The proposed building's height will reach 65 feet to the roofline and 69 feet to the amenity level, aligning with the height of similar buildings previously approved in the area. The design includes a rooftop amenity space, which may feature a venue such as a brewery overlooking the athletic fields.

The development aims to provide 204 apartments, comprising 40 studio units, 151 one-bedroom units, and 14 two-bedroom units. This focus on smaller living spaces is intended to attract small families, first-time homebuyers, and professionals commuting to nearby urban centers, including the Mineola Train Station, located just a third of a mile away.

This application is notable for being the first of its kind to implement a public-private partnership model in transit-oriented development within the village. The hearing highlighted the ongoing demand for housing in Mineola, reflecting the community's growth and the effectiveness of the board's previous approvals in addressing local needs.
