Provo City is set to welcome a new multifamily development that promises to enhance local living conditions and stimulate economic growth. During the Provo City Planning Commission Administrative Hearing on July 9, 2025, the commission reviewed a proposal from Wasatch Residential Group for a project that includes a range of amenities aimed at attracting families and working individuals to the West Side.
The proposed development will feature a variety of housing options, with parking requirements set at 1.5 stalls for one-bedroom units and 2.25 stalls for two- and three-bedroom units. This careful planning aims to accommodate the expected influx of residents while addressing community concerns about traffic. Public Works representative David Day estimated that the development could generate approximately 2,300 to 2,400 vehicle trips per day, with peak traffic reaching about four cars per minute. He assured the commission that this volume is well within the road capacity, which can handle up to 30,000 vehicles daily.
The developer, Jeff Murdock, emphasized the project's alignment with the city’s general plan, noting that it is below the maximum density and height allowed. The development will include a pool, clubhouse, fitness center, and recreational facilities such as a golf simulator and pickleball court, catering to the needs of future residents. Murdock also highlighted the long-term commitment of Wasatch Residential Group to maintain and manage the property, ensuring a quality living environment.
The commission's discussions also touched on the need for potential road improvements, including widening Center Street and adding a center turn median, which will be required by the Utah Department of Transportation as part of the development process.
As the project moves forward, it is expected to not only provide much-needed housing but also attract retail opportunities, enhancing the overall vibrancy of the area. The commission's approval of the project plan marks a significant step towards fulfilling the community's vision for a thriving, accessible neighborhood.
