Commerce City discusses residential fire sprinkler requirements with builders and officials

During the Commerce City Council's Regular Study Session on July 14, 2025, a significant focus was placed on the implementation of residential fire sprinkler systems. Deputy Director of Community Development Mike Sutherland presented findings from a recent roundtable discussion with the development community, highlighting the rising costs of residential development and the critical need for fire safety measures.

Sutherland emphasized that home fire dangers are increasing, with statistics showing that 96% of fires can be contained within one room when equipped with sprinklers. He noted that the city had previously adopted residential fire sprinkler requirements for new attached single-unit structures and townhomes, but there are exemptions for homes situated more than eight feet from side property lines.

Council members engaged in a robust discussion about the implications of these requirements, particularly in light of past fire disasters like the Marshall Fire. Council Member Teeter raised concerns about the effectiveness of sprinklers in preventing exterior fires, while others pointed out the importance of balancing interior fire safety with exterior structure separation.

The council also introduced a new method for documenting discussions during meetings, utilizing a digital whiteboard to capture key points and feedback in real-time. This innovative approach aims to enhance clarity and ensure that council members' insights are accurately recorded as they deliberate on important topics.

As the city moves forward, the council is expected to consider the feedback from builders and community members regarding the costs and benefits of fire sprinkler systems, with the goal of enhancing safety while addressing the financial concerns of home construction.
