Planning Commission reviews tree preservation in new housing project proposal

Lafayette City Council has taken significant steps toward enhancing local housing and preserving the environment during its recent meeting on July 15, 2025. The council reviewed a housing project that proposes the construction of 17 new units, which includes provisions for affordable housing and the preservation of local trees.

A key highlight of the project is the preservation of a 100-year-old valley oak tree, alongside the retention of 64 other trees on-site. However, the project also includes the removal of 96 trees, with 80 of those classified as protected under the city’s new tree preservation ordinance. The developers plan to plant new trees along the project boundaries and within the community park to enhance privacy and aesthetics.

The project aligns with Lafayette's general plan and supports housing goals, complying with the zoning ordinance except for a few requested waivers. Notably, the project is in accordance with the Housing Accountability Act and has received a preliminary approval under state law. The development will provide 7% of its units as very low-income housing, qualifying for a density bonus that allows for an increase in the number of units.

The council discussed the project's compliance with local regulations and the implications of the requested waivers, particularly concerning height restrictions that would permit three stories instead of the current limit of 2.3 stories. This adjustment aims to maximize housing availability while adhering to the city’s development standards.
