Wynwood Design Review Committee approves adaptive reuse hotel at North Miami Avenue

The Wynwood Design Review Committee (WDRC) convened on July 15, 2025, to discuss significant developments in the vibrant Wynwood area of Miami. A key highlight was the approval of a new adaptive reuse project at 2600 North Miami Avenue, which aims to transform an existing structure into a 25-unit hotel.

During the meeting, committee members expressed concerns about the visibility of signage for the project, noting that its flat gray color might cause it to blend into the surroundings. However, the design team reassured the committee that the three-dimensional nature of the signage would ensure it stands out to pedestrians.

The project, presented by Ethan Wasserman of Greenberg Traurig, involves not only the conversion of the existing building but also the addition of new architectural features. The design includes a breeze block wall for the pool deck, enhancing both aesthetics and airflow. The architects emphasized the importance of activating the streetscape, with plans for large openings and glazing to create a welcoming atmosphere.

The committee unanimously approved the project, with a vote of 3-0, recognizing its potential to enhance the neighborhood's character. The approval marks a significant step forward in revitalizing the area, which has been described as currently lacking in activation.
