Canterbury Trails City Council reviews golf course buffer zone modifications

The Beavercreek City Council convened on July 14, 2025, to revisit the Canterbury Trails buffer issue, initially discussed in detail during the June 23 meeting. The primary focus was on the discrepancies between the nondisturbance area and no-cut zones along Hole 7 of the Amberwood side of the golf course.

A council member proposed an alternative approach to address these discrepancies without undergoing a major modification. The suggestion involves allowing a five-foot encroachment into the 25-foot nondisturbance zone, specifically for uncovered decks or patios. This change aims to provide homeowners with more usable space while still preserving the integrity of the nondisturbance area.

To ensure the preservation of vegetation, the proposal includes a three-foot buffer from the encroachment area. This means that while homeowners can extend their patios or decks into the nondisturbance zone, they must maintain a distance from the edge of the vegetation. The encroachment would not apply to primary structures or accessory buildings, and specific conditions could be set for multifamily areas to restrict such modifications.

The council discussed the implications of this proposal, emphasizing the need to balance homeowner freedoms with environmental preservation. If approved, the minor modification would allow for greater flexibility in property use while maintaining the essential characteristics of the nondisturbance area.
