Huntersville Council Approves MHH Logistics Rezoning and Multiple Text Amendments

Huntersville Town Board has taken significant steps to enhance local development and align municipal regulations with state standards during their meeting on July 15, 2025. The board unanimously approved a key rezoning petition that will facilitate the construction of an industrial flex warehouse on approximately 8.63 acres, transitioning the land from corporate business to a corporate business conditional district. This decision is expected to bolster local employment opportunities and improve water quality through stream encroachment mitigation efforts.

The approved petition, submitted by Sky Partners LLC, received strong support from both town staff and the planning board, which recommended its approval on June 24. The plan includes specific conditions, such as addressing outstanding staff comments and implementing mitigation credit fees for projects within Huntersville, contingent on Mecklenburg County regulations.

In addition to the rezoning, the board also approved a text amendment to align local fire prevention codes with North Carolina state statutes, ensuring consistency with Senate Bill 166. This amendment was deemed necessary to maintain effective enforcement without altering existing practices.

Another significant decision involved redesignating the responsibilities of the Board of Adjustment to the Planning Board, a move aimed at clarifying governance and streamlining processes within the town's planning framework.
