West Lafayette Council Approves Mixed-Use Development With 960 Residential Units

The Tippecanoe County Area Plan Commission convened on July 16, 2025, to discuss a significant mixed-use development project in West Lafayette, which aims to revitalize an underutilized area of the city. The proposed project, identified as a Planned Development (PD) rezone, will transform the existing GB and R4W zoned property into a vibrant community space that combines residential and commercial elements.

The development plan includes the construction of five buildings, each ranging from four to five stories, and will feature approximately 960 residential units alongside nearly 19,000 square feet of ground-floor retail space. The project will also introduce two parking garages, providing a total of 967 parking spaces, ensuring ample accommodation for residents and visitors.

Key amenities planned for the development include fitness centers, co-working spaces, outdoor courtyards, rooftop areas, and two private dog parks, enhancing the quality of life for future residents. The project will be executed in two phases, with the initial phase focusing on Blocks D and E, primarily residential, while also incorporating a small retail space.

The meeting highlighted the importance of this development in addressing the growing housing demands in West Lafayette and contributing to the city’s broader vision for urban development. The project is expected to enhance the local street grid, aligning with findings from the 2024 downtown traffic study.

Concerns regarding the demolition of the existing Riverbed Apartments were addressed, with assurances that no leases would be terminated early, allowing current tenants to remain until their leases expire.

The commission unanimously recommended approval of the project, which will now proceed to the Westside Council for further consideration on August 4. This development marks a significant step towards revitalizing a historically underdeveloped area, promising to bring both housing and retail opportunities to the community.
