Miami Planning Board Approves Special Sign Package for Kenneth C Griffin Cancer Research Building

The City of Miami's Planning, Zoning, and Appeals Board made significant strides in urban development during their meeting on July 16, 2025, approving two key projects that promise to enhance the local community.

The board unanimously approved a special sign package for the Kenneth C. Griffin Cancer Research Building, located at 1425 Northwest Tenth Avenue. This approval allows for an aggregate sign area of 1,166 square feet, exceeding the standard limit by 159 square feet. The signs, which include five wall signs and one monument sign, are designed to integrate seamlessly with the building's architecture while ensuring visibility for the facility, which is already operational. The project, supported by the University of Miami, aims to enhance community awareness of the cancer research services available at the site.

In another major decision, the board approved a mixed-use development at 2157 and 2199 West Flagler Street. This project will feature 197 residential units and approximately 14,412 square feet of commercial space. The developer sought exceptions to increase the maximum lot size from 40,000 to 57,333 square feet and to reduce parking requirements by 10% for residential and commercial uses. The project is positioned to serve the immediate neighborhood, adding much-needed housing and commercial options in the Little Havana area. The board's approval reflects a commitment to accommodating growth while addressing community needs.
