Community Discusses Naropa Campus Redevelopment and Historic Preservation Plans

Boulder City officials are moving forward with a significant redevelopment plan for the Naropa University campus, which includes preserving historic structures and enhancing community access. During the recent Planning Board meeting on July 19, 2025, the board discussed a proposal that aims to maintain the campus's green space and champion trees while addressing critical infrastructure needs.

One of the key aspects of the proposal is the relocation of the Arapahoe House, a historic building that is central to the campus layout. The plan also considers the fate of the Chestnut House, which may be relocated on-site or offered for relocation elsewhere, acknowledging its historical value. The preservation of these structures is seen as vital to maintaining the character of the campus.

The redevelopment plan includes improving emergency vehicle access along Arapahoe Avenue, which currently has only one lane in each direction. This limitation poses challenges for emergency services, prompting discussions on how to enhance access without compromising the area's integrity. The board emphasized the need for a pedestrian-friendly environment, proposing new bike paths and enhanced crossings to improve connectivity for students and residents.

Additionally, the entire campus is situated within a 100-year floodplain, necessitating that any new structures be elevated above flood protection levels. This requirement adds complexity to the design, as buildings must be raised or surrounded by protective measures.

The board also reviewed the connections plan, which aims to integrate the campus more effectively with surrounding areas, including the University of Colorado. Proposed enhancements include a shared street for emergency vehicles and drop-off access, as well as improved bike parking facilities.

As the project progresses, Boulder City officials are committed to balancing development with the preservation of historical elements and green spaces, ensuring that the campus remains a vibrant part of the community.
