Maui Condo Market Faces Challenges Amid 28% Drop in Sales and Limited Inventory

Maui County's Housing and Land Use Committee convened on July 23, 2025, to address pressing issues surrounding housing availability and zoning changes that could impact thousands of residents. A significant discussion centered on a potential zoning change that could affect approximately 6,000 individuals across 90 buildings, a move that could streamline the approval process for new housing developments.

Real estate expert Donna Ting reported a sharp 28% decline in sales over the past year, attributing this downturn to rising interest rates and a lack of affordable units in the $400,000 to $600,000 range. Ting emphasized that very few condos are available in this price bracket, which is critical for local buyers.

The committee also discussed the challenges posed by aging properties and the financial burdens of assessments that many condo owners face. These assessments, often related to necessary repairs and insurance costs, can deter potential buyers and complicate financing options. Ting noted that many buildings are struggling with high maintenance fees and insurance costs, which further limits the market's appeal to local residents.
