The City of Hollywood's Planning and Development Board has taken a significant step towards enhancing local housing options by approving a new multifamily development project during their meeting on April 11, 2023. The proposed project, located in a high-intensity multifamily district, will feature five stories and a total of 27 one-bedroom units, addressing the growing demand for residential spaces in the area.
The development plan includes a parking solution that meets most of the city's requirements. While 30 parking spaces are mandated, the developer will provide 29 spaces, including one designated for the parking in lieu program. Notably, 20 of these spaces will utilize car lifts, a modern approach to maximize parking efficiency in urban settings.
The design of the building has been well-received, featuring contemporary elements such as concrete eyebrows, aluminum railings, and metal mesh screening for parking areas. The landscaping plan includes 15% greenery around the building, contributing to the aesthetic appeal of the development.
City staff has recommended approval of the design, contingent upon the developer's compliance with specific conditions. These include applying for the parking in lieu program and establishing covenants to protect the city from liabilities associated with the parking lifts.
