The City of Hollywood's Planning and Development Board has moved forward with a significant proposal that aims to enhance local housing options. During the meeting on September 12, 2023, board members reviewed a development plan for a new residential building that will feature seven stories and a total of 49 units, including a mix of studio, one-bedroom, and two-bedroom apartments.

The proposed structure will include a unique design element, featuring a tower that houses most of the units, along with five walk-up units facing Jackson Street. The development will provide 61 parking spaces, which includes accommodations for guests and individuals with disabilities, as well as four bicycle parking spaces. Access to the parking ramp will be available from South Twentieth Avenue and Jackson Street.

In terms of landscaping, the applicant has committed to providing 24% of the property as open space, which includes a five-foot buffer along the frontages and rear of the property. The design incorporates various architectural features, such as smooth stucco, aluminum railings, and large laminated windows, aimed at enhancing the visual appeal of the building.

City staff has confirmed that the proposal meets all necessary criteria, including circulation, parking, and community service requirements. They have recommended approval for both the design and site plan, indicating that the development aligns with the city's comprehensive plan and land development regulations.

The board's discussions also touched on parking adequacy, with members seeking clarification on the number of elevators planned for the building. The applicant confirmed that there will be one elevator to serve the residents.
