In the heart of Hollywood, Florida, a significant development proposal took center stage during the Planning and Development Board meeting on September 12, 2023. The project, located near Yonge Circle, aims to transform a 2.17-acre site into a vibrant mixed-use space featuring residential units and commercial offerings.
The proposed structure will rise 23 stories high, reaching a height of 226 feet, and will include 378 residential units—261 of which are studio and one-bedroom apartments, alongside 104 two-bedroom and 13 three-bedroom units. In addition to housing, the development will feature 7,000 square feet of commercial space and 1,700 square feet of office space, catering to the growing demand for urban living and working environments.
The site, previously owned by the Community Redevelopment Agency (CRA) since 1982, has undergone a rezoning process, which was approved earlier this year. The design of the building has been carefully crafted to align with the architectural language of the surrounding neighborhood, incorporating contemporary elements and a variety of materials, including stucco and glass. The landscaping plan, while not mandated, includes 16.7% pervious areas, enhancing the aesthetic appeal of the property.
Parking has been a focal point of discussion, with the proposal including 534 parking spaces, which will accommodate residents, guests, and electric vehicle charging stations. The internal parking structure is designed to minimize traffic disruption, with access points strategically placed to facilitate smooth circulation.
However, concerns were raised regarding the traffic implications of this new development, especially in light of other ongoing projects in the area. Commissioner Blattner emphasized the need for a comprehensive traffic plan for Yonge Circle, suggesting that the board should review how these developments will impact traffic flow. City staff acknowledged that while traffic studies have been conducted for each project, a unified traffic plan from the Florida Department of Transportation (FDOT) is still pending.
As the meeting progressed, the developers expressed their commitment to working closely with city officials to address any traffic concerns and ensure that the project aligns with community needs. The board ultimately recommended approval of the site plan, contingent upon further collaboration on streetscape improvements and signage design.
