A major redevelopment plan for the Emerald Hills community is taking shape, with a new luxury country club and residential townhomes at the forefront of discussions during the recent Planning and Development Board meeting in Hollywood, Florida. The proposed project includes an 18-hole championship golf course designed by the renowned Jack Nicklaus, promising members access to over 130 reciprocal golf courses.
The new club experience aims to attract local residents with special pricing for social memberships, estimated at around $100 per month for individuals and $200 for families. This membership will grant access to a range of amenities, including a fitness center, multiple pools, tennis and pickleball courts, and a 10,000 square foot ballroom.
Key developments include the construction of 30 townhomes on 56th Avenue, designed to be three stories tall and approximately 2,981 square feet. To address traffic concerns, a dedicated turning lane will be added to ensure smooth access to the development. Additionally, the project will feature a secure fence to separate the townhomes from the golf course.
Another significant aspect of the plan is the reduction of a previously proposed six-story building to a more community-friendly three-story structure with 54 units on 46th Avenue West. This change was made in response to feedback from local residents, ensuring that the building's design preserves the view corridor for neighboring properties.
The developers are committed to ongoing communication with the community, with further meetings scheduled to refine the plans and address any concerns. As this ambitious project moves forward, it promises to reshape the Emerald Hills area, enhancing both recreational opportunities and residential options for local residents.
