Town Council Considers Amendments to Short Term Rental and Adaptive Reuse Regulations

Middletown's Town Council made significant strides in addressing community concerns during their meeting on August 4, 2025, particularly regarding short-term rentals and traffic safety measures.

One of the key discussions centered on the regulation of short-term rentals, especially in properties that have undergone adaptive reuse. Resident Lawrence Frank raised concerns about the potential for short-term rentals in newly converted apartments, suggesting that the town should amend its short-term rental ordinance to prohibit such rentals in adaptive reuse properties. This proposal aims to ensure that these developments serve the community's housing needs rather than becoming transient accommodations.

The council acknowledged the complexities surrounding adaptive reuse legislation, noting recent changes that require a percentage of affordable housing in projects with more than four units. They approved a resolution to purchase speed feedback signs for key intersections, including Vernon Avenue and High Street, as part of a broader traffic calming initiative. The $19,997 contract will be funded through the Capital Improvement Special Revenue Fund. This decision follows a traffic study conducted in 2022, which highlighted the need for such measures to enhance safety in the area.
