Planning Commission reviews special use permit for new gas station in Mount Pleasant

The Mt. Pleasant Planning Commission convened on August 5, 2025, to discuss a significant proposal for a new gas station and convenience store at 111 Palmer Street, submitted by Casey Atanasov on behalf of Crist Oil Company. The project aims to revitalize a long-vacant corner in downtown Mount Pleasant, which has been a community priority for improvement.

The proposed development includes demolishing an existing 14,213 square foot building and constructing a new 6,150 square foot convenience store with eight vehicular and four bicycle parking spaces. The gas station will feature eight pump stations and plans for four electric vehicle charging stations in the future. The site is strategically located near various commercial and residential properties, with the intention of enhancing accessibility and convenience for local residents.

During the meeting, the commission highlighted the importance of adhering to city zoning regulations, particularly regarding lighting and noise. The proposed gas station will not operate 24/7; instead, it will be open from 6 AM to 10 PM, which aims to minimize disturbances to nearby residential areas. The applicant has committed to using LED lighting designed to limit light pollution and noise disruption.

The commission received 64 letters of opposition from community members, reflecting concerns about the potential impact of the gas station on the neighborhood. However, city officials emphasized the benefits of the project, including job creation—approximately 20 new positions—and improved streetscape along Pickard Street, which will enhance pedestrian safety.

The planning staff recommended approval of the special use permit and site plan, contingent upon several conditions, including revisions to the landscaping plan and compliance with public safety standards. The applicant expressed optimism about the project, noting its potential to boost the local economy and provide essential services to the community.

As the planning commission moves forward, the redevelopment of this key site is seen as a vital step in enhancing the downtown area of Mount Pleasant, addressing both community needs and urban aesthetics.
