County Officials Discuss Outdated FEMA Flood Maps and New Development Risks

Residents of Overland Park are seeking clarity on the outdated FEMA flood maps, which have not been updated since February 2009. During a recent Planning Commission meeting, concerns were raised about the implications of these old maps, particularly regarding flood risk assessments for new developments in the area.

The county is currently working on updating flood models, but no specific timeline has been provided for when these new maps will be published or accepted by FEMA. This delay has left many residents anxious about potential flooding, especially given that flood maps are typically reviewed every five years.

Commissioner Reyes highlighted the importance of understanding flood risks, especially in light of recent flooding incidents reported by local homeowners. However, city officials reassured the commission that the proposed development sites are situated on elevated land, significantly reducing the risk of flooding. The lots in question are located 20 to 30 feet above the floodplain, and any runoff from these sites is expected to have minimal impact on existing flood conditions.

Furthermore, it was noted that the development would not require stormwater detention due to its size and location, which means it would not exacerbate flooding downstream. The city mandates that all new buildings must be elevated at least two feet above the minimum base flood elevation, ensuring additional safety against potential flood events.
