Township Approves Redevelopment Plan for Block 105 to Boost Affordable Housing

In a significant move to enhance housing options and stimulate local development, the Clark Township Planning Board has approved amendments to the redevelopment plan for Block 105, Lot 1.10.01, located at 56 Westfield Avenue. This decision, made during the meeting on August 7, 2025, will increase the allowable building coverage from 80% to 85% and raise the density from 40 units per acre to 63 units per acre, allowing for a total of 140 residential units. Notably, at least 21 of these units will be designated as affordable housing.

The redevelopment plan also includes improvements to parking along Joseph Street and Broadway, which will support the nonresidential components of the project. This initiative aligns with the township's ongoing efforts to revitalize the Downtown Village district, an area identified for growth and investment since the 2003 master plan.

The Planning Board's discussions highlighted the importance of these changes in addressing the township's affordable housing needs. The 2025 housing plan anticipates a total of 101 affordable units in the Downtown Village district, with additional units planned at other sites, including the A&P location. The redevelopment of the vacant property is seen as a crucial step in meeting the township's affordable housing obligations, increasing the previously approved units from 12 to approximately 21.
