Phase I Development Plan Promotes River Views and Pedestrian Access in Residential Project

The Braintree Planning Board convened on August 6, 2025, to discuss the development plans for a new residential project along the riverfront. Nick Delacaba, a professional engineer with Allen and Major Associates, provided insights into the civil aspects of the project. He outlined the phasing plan, indicating that Phase I will encompass Lots 1 and 3, totaling 427 units, while Phase II will include Lot 2 with an additional 325 units. The project adheres to zoning requirements, with a parking plan that exceeds the minimum space requirements, including provisions for electric vehicle charging stations.

The meeting also addressed fire access and circulation, highlighting the design of driveways and a bridge crossing to ensure emergency services can reach both sides of the river. The planning team is coordinating with the MBTA for access approvals and has proposed designated areas for snow storage to manage winter conditions effectively.
