TCR Plans Redevelopment of Historic 30 Acre Armstrong Site with New Residential Community

During the recent Braintree Planning Board meeting held on August 12, 2025, significant discussions centered around the redevelopment of a 30-acre site previously occupied by Armstrong Industries. This site, which has been vacant for nearly three decades, is strategically located near Maher Highway and is bordered by commuter rail tracks and Plains Street. Currently, it hosts a busy registry of motor vehicles and a Bay State gym.

The proposed redevelopment plan aims to transform the area by demolishing existing structures, including outdated factory buildings, and replacing them with new residential units. According to a traffic report presented during the meeting, the anticipated increase in vehicle trips resulting from the new residences is minimal compared to current site usage.

One of the standout features of the redevelopment is the commitment to enhancing the natural environment. The plan includes the planting of hundreds of new trees and shrubs, as well as the preservation of existing mature trees wherever feasible. Additionally, a public walking trail will be constructed, complementing the recently completed Manatequid River Boardwalk. This initiative is part of a broader effort to restore the river ecosystem, which has seen significant improvements following the removal of the Armstrong and Ames Pond Dams. This restoration marks a historic moment, allowing River Herring access to upstream waters for the first time in 200 years.
