Residents Raise Concerns Over Ponte Alba Density Increase Near Bel Air Neighborhood

She highlighted that the current traffic situation on Mulberry is already strained, exacerbated by nearby developments and community facilities. Noblet also raised concerns about the environmental impact, noting that the plan includes the removal of 57 trees, which she argued does not comply with the city’s tree ordinance.

The commission was reminded that the only legal question at this stage is whether the development meets existing density standards, with no other zoning or traffic issues formally on the table.
