Albemarle ARB approves Seaville Community Church site plan and reviews Northside Industrial warehouse

The Albemarle County Architectural Review Board (ARB) convened on August 18, 2025, to discuss key agenda items, including a consent agenda and a significant site plan review. The meeting was accessible to the public via Zoom and telephone, ensuring transparency and community involvement.

The board approved a consent agenda item concerning the initial site plan for Seaville Community Church without any objections. This streamlined approval process reflects the board's efficiency in handling straightforward matters.

The main focus of the meeting was the review of a final site plan for a proposed 72,000 square foot warehouse located at the intersection of Route 29 and Northside Drive. The ARB had previously reviewed the architectural design in December and May, providing feedback that led to some modifications. Notable changes included the addition of two clear story windows and a shift to warmer shades of gray for the building's exterior. However, some recommendations regarding the building's scale and architectural features were not incorporated into the final design.

Staff highlighted that while the current design partially addresses concerns about the building's mass and plainness, further revisions could enhance its visual appeal. The landscape plan has also been updated to include a more irregular planting layout and evergreen trees to better integrate the facility into its surroundings. Despite some remaining minor revisions, staff recommended approval of the site plan.
