The proposed changes aim to enhance the visibility and appeal of the retail entrance, which is crucial for attracting customers in a bustling retail environment.
The existing canopy, which has been in place since a 1998 approval, shows signs of wear and is deemed inadequate for current retail needs. The proposed upgrades include a new aluminum channel around the canopy's perimeter and a translucent gray scale film on the existing clear glazing to improve maintenance and aesthetics. The halo-lit sign will feature individual letters mounted to the new channel, designed to be visually striking yet modest in scale, ensuring compliance with existing regulations.
Rosen emphasized that the modifications would not impact any historic fabric of the building, as they are focused on contemporary elements. The committee noted the importance of maintaining the character of Broadway, a street known for its diverse and vibrant signage.
The project is set to be reviewed further at a public hearing scheduled for September 9, 2025, marking a significant step in the transformation of this historic site into a modern retail destination.
