Weeping Willow proposes 204 affordable duplex units on 11.46 acres in Nye County

A proposed development of 204 build-to-rent duplex units on 11.46 acres in Pahrump has garnered attention from the Nye County Regional Planning Commission. The project, which falls under a mixed-use zoning designation, is seen as a potential solution to the area's housing shortage, particularly for workforce housing.

During the meeting held on August 18, 2025, the planning staff recommended approval of the application, noting that while the development is permissible under current zoning laws, a conditional use permit is necessary due to its size. The project will undergo a comprehensive site development process, ensuring compliance with county codes and building standards, including water and sewer requirements.

Scott Burdette, representing the developer Weeping Willow, emphasized the need for affordable housing in the area, stating that the units would be offered at market rates. Each duplex will feature two configurations: 102 two-bedroom and 102 three-bedroom units, each approximately 1,200 square feet. Burdette highlighted the importance of creating a community-oriented environment, including green spaces for families and pets.

However, community members raised concerns during the public comment portion of the meeting. Residents questioned the affordability of the units and whether they would accommodate individuals with disabilities. Some expressed skepticism about the project's ability to meet the diverse housing needs of the community, particularly for seniors and veterans who may require single-story living arrangements.

The commission clarified that while they could not address specific questions about rental rates or Section 8 housing eligibility—due to federal regulations—these issues would be relevant for the Board of County Commissioners to consider in future discussions.
