Council Approves Redevelopment Projects for Little Bohemia and Ames Industrial Park

The Omaha City Council convened on August 19, 2025, to discuss several significant development projects aimed at revitalizing the Little Bohemia area. The meeting highlighted the approval of tax increment financing (TIF) for two major redevelopment plans, which are expected to transform the neighborhood through a mix of residential and commercial developments.

The first project, known as the Little Bow Village, involves the construction of 155 market-rate residential units and approximately 9,250 square feet of commercial space. The total investment for this project is projected to exceed $34 million, with TIF support requested at $7.3 million. The second project focuses on the rehabilitation of four historic buildings, which will add five additional residential units and 24,741 square feet of commercial space, with a TIF request of $868,950.

During the public hearing, developers emphasized the importance of these projects in addressing the housing shortage in Omaha, which currently stands at approximately 30,000 units. They argued that the developments would not only enhance the neighborhood's aesthetic but also provide much-needed housing options for the workforce.

However, the discussions were not without contention. Several community members expressed concerns about parking and traffic flow in the area, particularly given the proposed density of the new developments. Business owners and residents voiced worries that the influx of new residents and commercial activity could exacerbate existing parking challenges, potentially harming local businesses. Some called for a delay in the vote to allow for further community engagement and discussion regarding these issues.

In response, council members acknowledged the importance of addressing parking concerns and committed to facilitating further discussions between developers and the community. They emphasized that while the TIF projects are crucial for revitalization, ongoing dialogue with residents is essential to ensure that the developments align with the needs and expectations of the neighborhood.

The council ultimately voted to approve the TIF requests, passing the motions with a unanimous 6-0 vote. This decision marks a significant step forward in the redevelopment of Little Bohemia, with the potential to reshape the area into a vibrant, mixed-use community. As the projects move forward, the city plans to continue engaging with residents to address their concerns and ensure that the developments benefit the entire community.
