McKinney Council Hears Support for Townhomes with Proposed Stormwater Management Changes

The McKinney City Council held a regular meeting on August 19, 2025, where several key topics were discussed, primarily focusing on a proposed residential development project.

The meeting began with a presentation regarding a zoning change for a new residential development. The proposed plan includes adjustments to yard requirements, with the front yard set to be 10 feet instead of the typical 20 feet, while the rear yard will be 20 feet instead of the usual 5 feet. These changes aim to accommodate new driveways and alleys in the area. Additionally, the proposal includes a requirement for approximately 40,000 square feet of common area for residents' use, along with a 15-foot buffer zone along the property line to separate the new development from existing single-family homes.

City staff expressed support for the rezoning, highlighting its alignment with the comprehensive plan and the potential benefits to the community. Following the presentation, the council opened the floor for public comments.

Paul Lyman, a resident and former president of the local homeowners association, voiced his support for the townhome development. He emphasized the benefits it could bring to both the city and surrounding neighborhoods. However, he raised two significant concerns. First, he pointed out that the property slopes towards existing homes, which could lead to drainage issues. He urged the council to ensure that adequate stormwater management solutions are in place to handle runoff from the new development.

Lyman's second concern focused on the aesthetic quality of the proposed townhomes. He compared them to nearby developments that he felt lacked visual appeal, advocating for the inclusion of brick veneer and architectural shingles to enhance the overall look and maintain property values in the area.

The council did not take any immediate action on the proposal during this meeting, but the discussions highlighted important community concerns regarding development and infrastructure. The council is expected to consider these points as they move forward with the approval process.
