Zoning Planner Ratana Proposes Boarding Home Facility on Como Avenue

San Antonio's Zoning Commission has approved a significant rezoning request that will pave the way for a new supervised independent living boarding home on Como Avenue. The decision, made during the meeting on August 19, 2025, allows the property at 334 Como Avenue to transition from a residential single-family district to a residential single-family district with a conditional use for a boarding home facility, accommodating up to eight residents.

The proposal received 38 notices, with no support from nearby residents and only one opposition noted within a 200-foot radius. The Coliseum Willow Park Neighborhood Association did not provide any feedback on the matter. Despite the lack of local support, zoning planner Alex Ratana emphasized that the existing R4 zoning is appropriate for the area, and the new R4CD designation aligns with the community's needs.

The boarding home will serve as an extended foster care program, addressing the growing demand for housing solutions in San Antonio. The property features an accessory dwelling that can support the increased density and is conveniently located near public transit routes, enhancing accessibility for future residents.
