Waco City Council Approves Zoning Changes for Multiple Properties

During the recent Business Session held on August 19, 2025, the Waco City Council addressed significant zoning changes that could impact local development and land use. The meeting, which included public hearings, focused on two key ordinances aimed at amending the city’s zoning map.

The first ordinance discussed involved a property located at 1805 Monte Vista Street and 4504 Bagby Avenue. The council considered changing the zoning classification from R-1B to O-3, which is designated for office use. This change was recommended by the Planning Commission, which found that the proposed zoning aligns with the city’s comprehensive plan and that the existing public infrastructure can support the intended office uses. The council unanimously approved this motion after a brief public hearing, which saw no community members speaking against the proposal.

The second ordinance pertained to a property at 1210 Lake Air Drive, where the council proposed a similar zoning change from C-3 to O-3. Again, the Planning Commission supported this change, citing compatibility with the comprehensive plan and adequate infrastructure. Following another public hearing that also yielded no comments from the public, the council moved to approve this ordinance as well.

These zoning changes reflect the city’s ongoing efforts to adapt land use regulations to meet community needs and promote balanced development. By transitioning certain areas to office zoning, the council aims to create a buffer between residential neighborhoods and commercial zones, potentially enhancing the local economy while maintaining the character of residential areas.
