Dallas Commission Approves 200-Foot Cellular Tower Development Plan

A significant proposal to increase the height of a new telecommunications tower in Dallas has sparked discussions among city planners. During the recent City Planning Commission meeting, officials reviewed a development plan that seeks to raise the tower's height from the currently permitted 150 feet to a proposed 200 feet. This change is part of a broader plan to enhance cellular communication capabilities in the area.

The commission discussed the implications of this height increase, particularly in relation to nearby residential properties. According to the applicant, the proposed tower will be approximately 400 feet from the nearest single-family home, with additional distances of 290 feet from the nearest street and 600 feet from the northern property line. Despite concerns raised by residents regarding potential microwave radiation and traffic impacts, city attorney Laura Morrison clarified that the Telecommunications Act of 1996 prohibits local governments from considering health-related allegations when making land use decisions.

The commission also addressed the regulatory oversight of the tower's construction, noting that while local approval is necessary, the Federal Aviation Administration (FAA) will also review the tower's height to ensure it complies with aviation safety standards. The staff recommendation for the project is approval, contingent upon an amended development plan and conditions.
