Project Tahoe Development Plan Approved for 1.5 Million Square Foot Industrial Building

During the recent Advisory Plan Commission meeting in Brownsburg, Indiana, significant discussions centered around the approval of the Project Tahoe Development Plan, which proposes a substantial industrial building. The plan, which meets all I-2 development standards, is designed for a single 1.5 million square foot facility, consolidating what was previously two separate buildings.

The development site, strategically located near Highway 136 and I-74, has undergone thorough evaluations, including a traffic study that assessed 17 intersections. This study, initially conducted in February 2022 and updated in 2024, confirmed the need for specific traffic management measures, including designated lanes for vehicle ingress and egress. The developers are committed to adhering to these recommendations, ensuring that the infrastructure supports the anticipated increase in traffic due to the new facility.

Key features of the development include well-screened loading docks, adequate landscaping, and sufficient lighting and parking. The architectural design incorporates pigmented concrete and glazed windows, particularly enhancing the entryway with glass and red awnings to create an inviting facade.

The commission noted that there were no requests for waivers or variances, indicating a smooth approval process. Staff members recommended the plan's approval, contingent upon the completion of any remaining technical review comments. The developers, represented by civil engineer Dylan Reynolds and Canal Properties' Sean Coefer, expressed confidence in the project, highlighting its alignment with community standards and needs.

As the project moves forward, the commission will review further details, including potential changes to street names and the vacation of a driveway that previously connected the two buildings. The outcome of this meeting marks a significant step in Brownsburg's industrial development, reflecting the town's ongoing efforts to accommodate growth while maintaining regulatory compliance.
