Marion County Board Denies Special Use Permit for Caesar Amparo's Truck Operation

The meeting began with a discussion regarding a special use permit application from Caesar Amparo, who sought temporary approval for his trucking operations at 14297 South Highway 475. Code supervisor Tom Sapp clarified that he had not personally inspected the site but had initiated a code case after observing traffic issues caused by a truck on the property. Sapp confirmed that there were no reports of hazardous materials, such as waste oil or diesel fluid, on the site.

Amparo explained that he was looking for a new location for his truck and emphasized that he was not conducting any mechanical work on the property, ensuring that the area remained clean and free of contaminants. He expressed concerns about the local water supply and stated his commitment to maintaining a clean environment.

Following Amparo's presentation, the commission opened the floor for public comments. No additional speakers were present to support or oppose the request.

Commissioner Andy Bonner then made a motion to deny the special use permit, citing inconsistencies with the Land Development Code and the Marion County comprehensive plan. The motion received unanimous support from the commission members.

The meeting proceeded to the next agenda item, a zoning change request from Black Marlin Capital LLC, represented by Gardner, Brewer, and Hudson. This request involved changing the zoning designation from general agriculture to single-family dwelling.

The commission concluded the meeting with a reminder that Amparo would return on September 15, 2025, at 1:30 PM to present his case before the Board of County Commissioners. The discussions highlighted ongoing concerns regarding land use and zoning regulations in Marion County, reflecting the commission's commitment to adhering to established planning guidelines.
