Hill Haven S and F Realty proposes expansion of nursing home in Adelphi Maryland

A significant proposal to expand an existing nursing home in Adelphi, Maryland, was discussed during a recent zoning hearing in Prince George's County. Hill Haven S and F Realty LLC is seeking a special exception to construct a substantial addition to its facility located at 3210 Powder Mill Road. This expansion aims to enhance the current nursing home, known as Sterling Care Hill Haven, which has a long history of approvals dating back to 1961.

The proposed project includes a 24,873 square foot addition, which would increase the total facility size to approximately 120,092 square feet and raise the number of beds from 126 to 162. The expansion will also involve creating additional parking spaces and incorporating two adjacent parcels into the special exception boundary, bringing the total area to about 8.34 acres.

During the meeting, Robert Antonetti, representing the applicant, highlighted the extensive history of the property, noting previous expansions and modifications that have allowed the facility to grow over the decades. The current request also includes alternative compliance measures for landscaping and buffering, as well as a variance to remove two specimen trees necessary for the expansion.

The hearing proceeded without opposition from the public, indicating community support for the project. The technical staff report, which has been endorsed by the planning board, will be taken into consideration as the proposal moves forward.

This expansion is expected to significantly improve care options for residents in the area, reflecting a commitment to enhancing healthcare facilities in Prince George's County. The next steps will involve further review and potential approval of the special exception request, paving the way for the nursing home to better serve the community's needs.
