Sigma Engineering CEO Provides Updates on Development Plan Expansion

During the recent Technical Review Committee meeting in Lexington, significant discussions centered on the requirements for a new development project. The committee emphasized the need for compliance with various planning and engineering standards to ensure the project meets community expectations and regulatory guidelines.

Key points raised included the necessity for detailed specifications regarding dumpster enclosures and waste management pad locations. The committee also highlighted the importance of maintaining a minimum of 10% usable open space and 10% vegetated area, as outlined in the site statistics. Additionally, the plan title must align with the staff report, and the vicinity map should be adjusted accordingly.

The committee called for the inclusion of critical information such as construction vehicle access, street cross-section details, and a comprehensive lighting plan that adheres to Article 30 of the planning regulations. Bicycle parking and pedestrian facilities must also comply with Article 16, ensuring accessibility for all community members.

Concerns were raised about sanitary sewer capacity and stormwater management, with the engineering division required to conduct further analysis to verify compliance with stormwater requirements. The committee stressed the importance of ensuring that footings do not encroach on easements related to storm and sanitary systems.

As the meeting progressed, the committee reviewed the necessary sign-offs from various divisions, including engineering, traffic, and environmental quality. The applicant, represented by Mike Bashej of Sigma Engineering, noted that the project would only add 1,150 square feet to the previously approved 10,000 square feet, indicating a minor expansion of the original development plan.
