Coconut Creek City Commission Approves Main Street Development Agreement with GSRRE Partners LLC

Coconut Creek's City Commission made significant strides in urban development during its meeting on August 28, 2025, approving a long-term development agreement for the Main Street at Coconut Creek project. This initiative will transform approximately 200 acres located between Wiles Road and Sample Road, west of Lyons Road and east of State Road 7 (US 441), into a mixed-use development featuring residential, commercial, parks, open spaces, and civic uses.

The commission unanimously passed Ordinance 2025-035, which authorizes the city to enter into a development agreement with GSRRE Partners LLC. Notably, the agreement underwent minor revisions since its first reading, including a split of workforce housing rental agreements into two separate contracts and updates to the land swap agreement to ensure accurate square footage based on legal descriptions.

In addition to the development agreement, the commission also approved Ordinance 2025-036, which facilitates the exchange of real property between the city and GSRRE Partners. This exchange involves approximately 6.1355 acres being conveyed to GSRRE and 5.732 acres being transferred to the city, further solidifying the partnership for the Main Street project.

The meeting concluded with expressions of gratitude from city officials, highlighting the collaborative effort to bring this project to fruition. City Manager reports indicated excitement about expediting the engineering and building plans, signaling a proactive approach to moving forward with development.
